IRNR 210 - Rental Income Tax

If you own a house in Spain and rent it out for all or part of the year, you must settle the income you receive from renting it out in the Modelo 210 declaration. It is important to establish the number of rental days very precisely, down to the day.

 

Only the current tax year should be included in the return. If you have any arrears, you must file a return for each year separately.

 

Any expenses related to a rental property, such as maintenance costs, property management fees and mortgage interest, can be deducted from the total rental income. The tax rate on rental income for EU residents is 19%, while for those whose tax residence country is outside the European Union it is 24%.

 

Until the 2023 tax year, this tax was filed quarterly. Recent legislative changes changed the process, moving from quarterly to annual filings, starting with the 2024 tax year.

 

The cost of settling the declaration for 1 owner is 109 euros, and for 2 owners is 159 euros.
